BOARD ELECTION PROCESS

During our Annual Meeting, we will announce our board election winners & the results of the Change of Use vote. This year, four board member positions are open and six candidates are running.
 
You may cast your vote in one of two ways:
  • You may vote online. Homeowners will receive an invitation to vote via email from johnsonranch@ivotehoa.com on Tuesday, February 24. Electronic Voting ends on March 23 at 11:59 pm.
  • You may pick up paper ballot at the Association office. Ballots will be available in the HOA office February 24 – March 24 at noon. If you choose to vote by paper ballot, you can return the ballot to the Association office by noon on March 24 or return it at the Annual Meeting by 6:30 p.m. on March 24.
 
What you should know about the upcoming voting process:
  • Please make sure that you check your spam folder for the voting email.
  • The email will come from johnsonranch@ivotehoa.com. If possible, add this address to your safe list to ensure the email gets to you.
  • Each property will have one vote. *Please note that only the primary email on the lot will receive the electronic invitation to vote.
  • Property managers and tenants may NOT vote. Only owners of the property may vote.
  • Homeowner accounts must be in good standing to vote.

Proposed Change of Use
The Board of Directors is proposing to reclassify a parcel of community-owned land from vacant land to an actively used landscape and maintenance storage yard to support community operations. (see map below for parcel location) 
 
Typically, communities of our size maintain an on-site landscape and maintenance yard. When Johnson Ranch was originally developed, space for this type of facility was not included. Currently, the Association’s landscape vendor leases a yard in Florence to store equipment and vehicles. Due to Arizona labor laws, landscape crews must clock in at the Florence yard and cannot clock out until they return vehicles to that location at the end of the workday. This results in lost service hours due to travel time that could otherwise be spent maintaining and improving the community.
 
Benefits of an On-Site Landscape & Maintenance Storage Yard
  • Eliminates approximately two hours of daily travel time per vehicle (three crew trucks and two supervisor units). This equates to an estimated 160 hours of time per month. The regained hours would allow the crews and supervisors to spend substantially more time on property, improving overall service quality and response time.
  • Allows immediate access to equipment, reducing delays caused by off-site travel.
  • Reduces downtime related to equipment breakdowns and flat tires.
  • Improves overall caretaking efficiency and response time to community needs.
  • Enhances productivity while reducing avoidable maintenance impacts and helping maintain consistent community coverage.
Cost & Liability
  • We are currently negotiating with our existing landscape vendor to construct the fenced storage area at their cost. The Association may incur minimal expenses; however, these costs will not impact homeowner assessments.
  • Both the landscape vendor and the Association carry liability insurance. The addition of the Landscape & Maintenance Storage Yard will not create any additional liability for the Association.

ANNUAL MEETING DETAILS

The Annual Meeting will take place on Tuesday, March 24, 2026. You'll find all the meeting details below.
 
When is it?
Tuesday, March 24, from 6:00 to 8:00 pm. Check-in, festivities, and refreshments begin at 6:00 pm, and the meeting starts at 6:30 pm.
 
Where is it?
This meeting will be held at Solera Community Center and via Zoom. If you're attending in person, we'll be in the Mountain View Room at 31891 Echo Canyon Rd, San Tan Valley, AZ 85143. This is a gated neighborhood, so you will need the gate code #7110 to enter the neighborhood.

This is our Annual Meeting of Members of the Association, so all Johnson Ranch owners are welcome.

You’ll enjoy island-style music, mingling with your neighbors, refreshments, and raffle prizes. Check-in and festivities begin at 6:00 pm, and the meeting will start at 6:30 pm.
 
During the meeting:
  • We'll share our community's accomplishments and plans for the coming year.
  • Various prizes from our community partners will be raffled off.
  • Board election winners will be announced.
  • Results of the Change of Use vote will be announced.
Why do we have this meeting?
Our governing documents require an Annual Meeting of the Association's members to fulfill the requirements in our bylaws and elect new board members.
