Residents (Homeowners and Leaseholders) are required to follow the same rules and regulations of the community. Please be sure that you have a copy of the CC&R’s and Policies. If you are new to the neighborhood, please visit the Community On-Site Office at 1475 E. Bella Vista for your copy. 
Overnight street parking is not permitted in Johnson Ranch between the hours of 1:00AM – 5:00AM. If you have a guest in town for a short period and need parking please click on the logo below, it will take you to the Invictus website where you can enter your information.
If you are needing to unload or clean out your RV, etc, please contact the on-site office at 480-987-8073 to make arrangements. Parking Pass

Amenity Access is an electronic key card which allows access to the community amenities. Each household will receive one access card for entry. Access to amenities and activities is reserved for residents in good standing. Amenity Access cards must be requested by homeowner or property manager listed on the account, click here for the Amenities Form then email to the Senior Community Coordinator.  Please note that replacement cards are $25 and due upon receipt of amenity card.
As the occupant of the home in Johnson Ranch, homeowners who are in good standing and leaseholders who have permission from the owner can use the amenities in the community. We ask that you please accompany your guests when they are utilizing the amenities.
Residents of Johnson Ranch enjoy 225 acres of recreation and green belt space, 3 community pools, a 9-hole pitch and putt golf course, a catch and release pond, tennis courts (that double as Pickleball courts), basketball courts, 2 volleyball courts, a disc golf course, 31 parks and 16 playgrounds.
Right Away Disposal is our waste management provider that is included in your HOA fees. Right Away Disposal picks up trash and recycle every Wednesday. They also offer a free bulk pick-up once a month on the 3rd Wednesday of every month.  However, you must schedule directly through them 48 hours in advance online: RAD BULK PICK-UP SIGN UP.   For questions or concerns: 480.983.9100.
There are two components to what makes an Association strong. At Johnson Ranch we are fortunate to have both active membership and a strong financial position. The saying that there is strength in numbers is particularly true for an Association. In past years when the housing markets declined and home values sank, many Community Associations around the country fell into hard times. Johnson Ranch has always had a strong financial position and therefore was able to weather those storms successfully. That financial strength continues today with forward thinking and planning and a somewhat conservative approach to management. The benefit to the homeowners is for the property to grow in value and for the new homeowner, a strong Association can provide financial benefits when seeking a mortgage on a home in Johnson Ranch. While the Board is seeking to expand the amenities and to continue to improve the lifestyle at Johnson Ranch, they are also committed to protecting the future by assuring the financial reserves are sufficient to protect the current assets of the Association. One more reason for Johnson Ranch to be at the top of the list for anyone seeking a new home in the area.
