Have you ever served on a board or a committee?
Yes, I am a current Johnson Ranch Board member and I am Chair of the Design Review Committee.

How would you get more resident involvement at the Board meetings?
I attend as many of the community events as I can, where I enjoy meeting other residents of the community, and encourage them to get involved.

Have you previously volunteered or attended events held by the HOA? If yes, please elaborate.
Yes, I volunteer and attend community events when I am available.

What do you like best about living in Johnson Ranch?
What I appreciate most about living in Johnson Ranch is the overall sense of pride and community involvement. The well‑maintained amenities, open spaces, and organized structure of the community make it a place where residents can enjoy a high quality of life. I value that Johnson Ranch is a community with clear standards, engaged residents, and a positive atmosphere, which makes it a place worth investing time and leadership into.

What do you feel can be improved in Johnson Ranch?
Johnson Ranch is a great place to live, and most things work well. If I had to point to a few areas for improvement, I’d say continuing to update and maintain the common areas and amenities would go a long way in keeping the community looking its best. It would also be great to see more opportunities for residents to get involved, whether through events, activities, or simple ways for people to connect. Overall, just keeping the neighborhood fresh, welcoming, and well‑maintained feels like the right direction.

Why would you like to serve on the Board?
I’d like to serve on the Board because I care about the community and want to help keep Johnson Ranch a great place to live. I just want to contribute, offer a practical perspective, and help make sure decisions are made with the long‑term good of the neighborhood in mind. I think being involved is one of the best ways to support the place we all call home.

Please include a short biography of your qualifications and why you wish to serve on the Board (150 words or less recommended).
I am honored to currently serve on the Johnson Ranch Board, where I have been re-elected three times. I now hold the Treasurer position and have previously served as Vice President. I also chair the Design Review Committee and have been an active member of that committee for the past eight years.

My commitment has always been to listen carefully, represent our community fairly, and make decisions that support the long‑term well‑being of our neighborhood as a whole. I take this responsibility seriously, and I work hard to ensure every choice reflects what is best for all residents.

I would be grateful for the opportunity to continue serving on the Johnson Ranch Board and to keep contributing to the progress and stability of our community.

Have you ever served on a board or a committee?
Yes. JRCA Board of Directors for 4+ years and the Volunteer Work Force committee for 1 year.

How would you get more resident involvement at the Board meetings?
We seem to get higher attendance when a meeting is ‘themed’ or when refreshments are offered. Perhaps experimenting with alternating meeting start times. Some mornings. Some afternoons. Some evenings. Some homeowners may be more ‘available’ at different times of the day.

Have you previously volunteered or attended events held by the HOA? If yes, please elaborate.
I attend ALL HOA events when scheduling permits. Holiday functions, trivia nights, town halls, community yard sales, board mtgs, etc.

What do you like best about living in Johnson Ranch?
Great neighbors. Quiet neighborhood. Fantastic weather.

What do you feel can be improved in Johnson Ranch?
Homeowner participation in association activities and governance. Activity participation seems to have increased over the last year or so. Interest in day-to-day operation and future community goals seem to be waning.

Why would you like to serve on the Board?
I would like to continue to participate, with the current AMAZING Board, in our so-far successful quest to faithfully steward our assessment dollars and maintain/enhance property values.

Please include a short biography of your qualifications and why you wish to serve on the Board (150 words or less recommended).
I am a 15-year, full-time resident of JRCA. I have extensive business experience, having owned/operated my own successful businesses. I have extensive experience in state/county statutes, having served the Commonwealth of PA for 18 years, Pinal County for 8 years, JRCA Board for 4+ years. I am confident that my ‘different’ way of viewing each arising situation brings light to all options.

Have you ever served on a board or a committee?
Current member of Johnson Ranch Board of Directors - since 2022
Roles have included Secretary and Board Liaison to SCP
Member of JR Strategic Community Planning (SCP) Committee (2021-2022)
Member of JR Volunteer Workforce Committee (2019)
Member of JR Nominating Committee (2018)
Board member of STV Inc (Incorporation committee)- 2023-2025

How would you get more resident involvement at the Board meetings?
This is a tough one. Increasing homeowner involvement overall has been something I had hoped to influence. As a 26-year resident of the community, I recall some of the early years when meetings were held in the library of the local elementary school that we had a full house. During those times, the community was still developing, and homeowners attended to ensure their input was heard on the many hot topics. I'd like to think, to some extent, low attendance at board meetings means that homeowners feel the homeowners representing them are making decisions they agree with. Still, I would love to see more homeowners becoming involved - not just at the board meetings, but attending events, and volunteering on committees. How to do this? Continue the drive to get every homeowner on the email list to receive the weekly Roundup email blasts, increase our presence on social media - showing more pictures from events and posting more regularly to improve our algorithm so we appear in more feeds, and look at possibly creating a Johnson Ranch app for the community - this one is something new and would totally be dependent on cost!

Have you previously volunteered or attended events held by the HOA? If yes, please elaborate.
Yes. As both a resident and a board member, I've consistently volunteered. At one point, JR actually had a volunteer committee, and I was part of that - even taking the extra step to submit for a background check and fingerprinting so I could volunteer at events where children were involved. As for community-sponsored events, the same applies that I've gone to a number of community events over the years - - trivia night, floating sound bath, movies at the pool, movies at Fat Cats (when they had them), Spring Flings, Hoot Nights, the list goes on.

What do you like best about living in Johnson Ranch?
I like all that JR has to offer - the open spaces throughout the community, the amenities (even though I don't regularly use many of them), and most of all my wonderful neighbors! JR has a great vibe and I love it here.

What do you feel can be improved in Johnson Ranch?
Johnson Ranch is one of, if not the oldest, community in San Tan Valley. While I'm not looking for us to compete head-to-head with newer communities being built, I do think it's important to keep our community maintained and to add or improve amenities as we are able. Currently, one of the most important items we need to focus on is a new office/meeting space. The current building is a former construction trailer that the original developer left on the property for the community to use... it was NEVER was meant to last 26+ years, and we've definitely outgrown this office. Finding office space that fits our amazing staff would be great, not to mention finally being able to offer meeting space to JR clubs/residents would be a benefit to the community.

Why would you like to serve on the Board?
I care deeply about this community and want to continue serving as a fair, thoughtful voice on the board. I don’t come with any personal agenda or pre‑set objectives. While I may not personally use every amenity—pickleball, the pools, or the pitch andputt—I fully recognize the value they bring to our residents and to the character of Johnson Ranch.

Every decision I make is rooted in what strengthens our community: keeping it safe, attractive, and well‑maintained, and ensuring that residents are represented fairly. I’m committed to policies that are reasonable, consistent, and truly community‑driven. Finally, I want to make sure those living in JR receive an excellent return on the dues we pay - both in quality of life and maintaining strong home values.

Please include a short biography of your qualifications and why you wish to serve on the Board (150 words or less recommended).
I am a 26‑year resident of Johnson Ranch with a long history of active involvement in our community. I come with no personal agenda—only a genuine desire to serve. Long before joining the board, I regularly attended monthly meetings for more than 18 years, offering input and staying engaged in the issues that matter to residents.

Professionally, I bring over 30 years of experience in Corporate America. My current role at a major bank focuses on business support, administration, event and meeting management, and employee engagement—skills that translate directly to effective board service.
During my four years on the board, I’ve met regularly with fellow board members as well as our community manager to stay informed about ongoing projects and concerns. I take the time to research agenda items so I’m fully prepared to discuss and vote on matters that impact Johnson Ranch.

I would be grateful for your consideration for another term as your voice on the board.

Have you ever served on a board or a committee?
Yes, once as an interim board member and then again as an elected board member.

How would you get more resident involvement at the Board meetings?
Resident involvement at Johnson Ranch increases when meetings are relevant, accessible, and transparent. I believe participation grows when agendas clearly address issues that impact homeowners, such as amenities, roads, safety, and HOA policies. Using clear communication, multiple outreach channels, and hybrid meeting options allows more residents to participate. Creating a respectful environment with structured opportunities for homeowner input and follow-up communication builds trust and accountability. By closing the loop and sharing outcomes, the Board can strengthen transparency and encourage meaningful community engagement throughout Johnson Ranch.

Have you previously volunteered or attended events held by the HOA? If yes, please elaborate.
Yes, I have attended many events held by the HOA. I feel attending events, especially a board member, shows my community involvement and interest in Johnson Ranch. Also, the events are fun and I get to meet new people.

What do you like best about living in Johnson Ranch?
What I like best about living in Johnson Ranch is the strong sense of community. Neighbors take pride in their homes, look out for one another, and actively care about the future of the neighborhood. JR offers many amenities like pools, walk-able streets, and events that provide opportunities for neighbors to connect.

What do you feel can be improved in Johnson Ranch?
Johnson Ranch is a strong community, and continued improvement comes from focusing on communication, maintenance, and resident engagement. Clear, timely communication about projects, policies, and Board decisions helps residents feel informed and involved. Ongoing attention to infrastructure, landscaping, and amenities ensures the community remains attractive, safe, and well-maintained.
Encouraging greater resident participation through accessible meetings and transparent decision-making can further strengthen trust between homeowners and the Board. By listening to resident feedback and clearly sharing outcomes, Johnson Ranch can continue to enhance the quality of life while protecting long-term property values.

Why would you like to serve on the Board?
I want to serve on the Johnson Ranch Board to help protect property values, support responsible decision-making, and strengthen communication between the Board and residents. I care deeply about our community and believe thoughtful leadership, transparency, and resident involvement are essential to maintaining the quality of life that makes Johnson Ranch a great place to live. By serving on the Board, I hope to contribute my time, experience, and commitment to ensuring Johnson Ranch continues to thrive both now and in the future.

Please include a short biography of your qualifications and why you wish to serve on the Board (150 words or less recommended).
I am a full-time REALTOR® and Seniors Real Estate Specialist® (SRES®) with extensive experience in real estate transactions, contracts, and community-focused decision-making. I have a strong background in public service, including work with Pinal County Superior Court, which has given me a deep respect for fairness, procedure, and accountability.

I am actively involved in my community and committed to protecting property values, maintaining quality of life, and improving communication between residents and leadership. My professional experience has strengthened my skills in problem-solving, attention to detail, and collaboration. I am seeking to serve on the Johnson Ranch Board to contribute thoughtful, transparent leadership and to help ensure the community continues to thrive.

Have you ever served on a board or a committee?
Yes. I was the main facilitator for a business networking group in central New Jersey called BOB, Business Over Breakfast.

I was President of the St. Matthew's Father's Club which is a Catholic grammar school in Edison, NJ for 2 years. I was also an active member of the Father's Club, Athletic Association, Carnival Committee, and Class Parent for 6 years.

I was the Chairman of South Brunswick High School's Viking Athletic Club annual golf outing for 4 years. I was also a very active participant with the VAC for many years.

I was a member of the John F. Kennedy Hospital's Solera Foundation which was helping testing public school students in Edison, NJ for Diabetes.

I served on various boards for the JDRF, Juvenile Diabetes Research Foundation, in central NJ. I also assist the Type 1 Foundation here in AZ currently with their annual Gala and Diabetes Walk.

How would you get more resident involvement at the Board meetings?
Just encourage residents to attend the meetings so that they can learn. The HOA, with Kim sending out the Roundup emails, is a great way people are informed. Perhaps there is a way for Kim, or the HOA office, to know when someone opens the email and reads the announcements. In the end, all I could do is to tell residents that if they have a question, come to the meetings and have their questions answered by the appropriate party.

Have you previously volunteered or attended events held by the HOA? If yes, please elaborate.
I volunteered at the Johnson Ranch golf course for 5 years. I have attended multiple functions that the HOA has sponsored. I have attended most of the trivia nights that the HOA started about 3-4 years ago. I have attended some of the functions that the HOA has had in conjunction with the Terrace restaurant at the Johnson Ranch golf course and now is Maria's Kitchen at the San Tan Highlands golf course. Some of those events have been Breakfast/Pancakes with Santa, Dueling Pianos, Retro Music & more.

What do you like best about living in Johnson Ranch?
Even though we are a community with over 6,000 homes, I appreciate some of the amenities such as the 3 pools, tennis, pickleball, basketball & volleyball courts, pitch & putt golf course, catch & release pond, baseball & soccer fields & more. I like the fact that we have a 55+ community, Solera, which appeals to our more senior neighbors, and they have their own clubhouse for their residents only. Overall, there are activities for all age groups, and most communities can not offer that. That is what I feel makes our community unique.

What do you feel can be improved in Johnson Ranch?
Communication. I firmly believe that the more the residents of JR are aware of the various activities & amenities, the more they will participate. I would also bring back the new homeowner orientation meetings for 6 times per year. I would have representatives from CCMC as well as the JR HOA board so the new homeowners can have a productive Q&A session. I would encourage homeowners that are upset or disenchanted at a policy or have a grievance about an issue, that they place their concerns in writing so that their specific concerns can be addressed.

Why would you like to serve on the Board?
To bring up morale and encourage camaraderie. I would encourage residents to attend the monthly meetings and not just the annual meeting. I know that is challenging, especially for snowbirds. However, since I try to attend all of the meetings and ask the difficult questions to both the HOA board and management company, to me, that is the only way to learn. Asking the questions and listening to the answer, even if it is not the answer that I want to hear, is rewarding since I am always learning.

Please include a short biography of your qualifications and why you wish to serve on the Board (150 words or less recommended).
I relocated to AZ from New Jersey in late 2017. I have a BS in Marketing from Kings College in Wilkes-Barre PA. Since I have been a self-employed independent insurance agent for the past 30+ years, I have learned that Listening is the most important attribute that a person can have.

I desire to serve on the HOA board since I want our residents to be able to communicate their concerns, both positive & negative. I want the residents to understand that they do have a voice in the operations of our community. I want to work on transparency with respect to the fines & violations that the residents receive. I have some suggestions that I believe can be beneficial to the residents as well as the HOA board & CCMC.

When I attend the monthly meetings, I do ask some tough questions that usually I don't receive an answer at the meeting or any follow-up answer at the following meetings. I want that to change. I recognize that the open forum for residents is at the end of the meetings, but if a resident asks a question and is not answered at the time, then the HOA board has an obligation to answer that resident's specific question by the next meeting. Finally, I don't want to just rubber-stamp what the management company suggests. They do have valuable recommendations, but I want to know why they make these specific recommendations.

Have you ever served on a board or a committee?
Yes, I have served on 2 boards.

I served for over 10 years with the Clackamas Football Touchdown Club, where I held roles as both Football Coaches’ Secretary and Club Secretary. In this capacity, I supported program operations by managing numerous activities, coordinating events, and facilitated consistent communication between coaching staff, administrators, and parents.

Additionally, I served on the board of Soroptimist International, a global volunteer organization dedicated to improving the lives of women and girls. During my tenure, I held leadership positions including President, Vice President, and Delegate, contributing strategic guidance, community service initiatives, and organizational leadership.

How would you get more resident involvement at the Board meetings?
In my previous leadership roles, I found that meetings were most productive—and attendance consistently grew—when they were engaging, inclusive, and enjoyable. We often varied meeting formats or locations to create a sense of energy and connection, and while this approach may not directly translate to the Johnson’s Ranch community, I believe the principle of incorporating engagement and enjoyment remains important.

I am a strong believer in creating spaces where people feel heard, valued, and comfortable sharing ideas. I enjoy presenting multiple approaches to a challenge, encouraging open dialogue, and collaborating to identify win‑win solutions that best serve the community.
Additionally, I have seen great success in fostering involvement through community‑building experiences beyond formal meetings. Activities such as group outings, wellness experiences, or outdoor adventures—whether a saltwater float, a group hike, or similar inclusive events—helped strengthen relationships and increase long‑term engagement. In the past, initiatives like these resulted in consistently growing participation and sustained community interest.

Overall, my goal is to help cultivate an involved, collaborative community where members feel connected, respected, and motivated to participate.

Have you previously volunteered or attended events held by the HOA? If yes, please elaborate.
I have not yet been involved in current HOA events, but I am very much looking forward to becoming more engaged. My interactions and communications with the HOA to date have been consistently positive, respectful, and welcoming.

I own several homes within HOA communities and have experienced a wide range of governance styles. While I have encountered associations in the past that felt less resident‑focused, that has not been my experience with this HOA. On the contrary, I feel a strong sense of transparency, integrity, and community‑minded leadership here, which I genuinely appreciate.

I am thankful to be part of this community and excited to learn more, participate, and contribute in meaningful ways moving forward.

What do you like best about living in Johnson Ranch?
I enjoy the amenities, the convenient location, and the friendly, welcoming atmosphere that brings together both young families and retirees. The diversity of ages, backgrounds, and cultures creates a vibrant and inclusive neighborhood that truly feels like home. I also value the personal connections here—having close friends who have chosen to purchase in Johnson Ranch only deepens my appreciation for the community. It is genuinely exciting to know that this next season of my life will be spent alongside neighbors who share a common pride in where we live and a commitment to fostering a supportive, connected environment.

What do you feel can be improved in Johnson Ranch?
At this time, I haven’t identified any specific areas in need of improvement, given my relatively short tenure within the community. From what I have observed, the CC&Rs appear reasonable and well‑structured, helping to maintain and protect property values while supporting the overall character of Johnson Ranch. I truly feel that Johnson Ranch is one of the best‑kept secrets in Arizona, and I appreciate the care that has gone into establishing such a strong foundation. That said, I am always interested in listening to others’ perspectives and ideas. I welcome opportunities to collaborate with fellow residents and explore thoughtful, community‑driven enhancements that continue to strengthen and enrich the neighborhood.

Why would you like to serve on the Board?
I would like to serve on the board because I genuinely enjoy helping communities succeed and grow. I believe the strongest communities are built through thoughtful collaboration, clear communication, and a balance of structure and enjoyment.

I bring a practical, open‑minded, and engaged approach to leadership, and I enjoy exploring opportunities that support growth while fostering understanding and connection among neighbors. Most importantly, I view board service as a way to give back—to contribute time, energy, and perspective in support of a community I value and am proud to be part of.

Serving on the board would allow me to actively support Johnson Ranch’s continued success while helping maintain the welcoming, well‑balanced environment that makes it such a special place to live.

Please include a short biography of your qualifications and why you wish to serve on the Board (150 words or less recommended).
